Upon purchase, you need to collect nuclear waste underwater with a submarine that comes with the dock. Each collected nuclear waste unit nets you $23,000, with a $250,000 bonus for collecting all of them. There are 30 nuclear waste units available, and it takes around two hours to collect them all, which will give a total of $690,000. Additionally, collecting all nuclear waste unlocks the Abigail missions and a chance at a unique car.
